Why an accurate survey matters
Designs drawn from estate agent floor plans or rough measurements lead to problems: extensions that do not line up, stairs that will not fit, or planning drawings that misrepresent the property. A proper measured survey removes that risk and gives everyone confidence in the drawings that follow.
What we record
- Internal room dimensions and wall thicknesses
- Door and window positions, sizes and sill heights
- Floor to ceiling heights and changes in level
- Roof form, eaves and ridge heights
- Boundaries and the relationship to neighbouring buildings
- Drainage runs and manholes where visible
Survey outputs
From the survey we produce existing floor plans, elevations and, where needed, sections and a site plan. These form the base for planning drawings, building regulations drawings, lease plans or simply for understanding your property before you plan any work.
Residential and commercial
We survey houses, flats, shops, offices and small commercial units. For commercial premises we can arrange the visit at times that minimise disruption to your business.
A measured building survey
A measured building survey records the house as it stands: room sizes, wall thicknesses, window and door positions, floor and ceiling levels, roof heights and the relationship to boundaries and neighbours. Every later drawing is built on it, so accuracy matters. The survey becomes the existing plans and elevations that sit at the front of a planning application.
What a survey involves
We visit the property and measure each room, the external walls, window and door openings, floor to ceiling heights and, where relevant, the loft and roof structure. We also note drainage runs, levels across the garden, boundaries and neighbouring windows that may affect the design. The survey is then drawn up as accurate existing plans and elevations, which become the base for the design.
We work across Hampshire, roughly 40 miles around our Whiteley office, with occasional projects in London. See the areas we cover.
Frequently asked questions
How long does a measured survey take?
Most houses can be surveyed in a single visit. Larger or more complex buildings may take longer.
Can I just have a survey without further drawings?
Yes. Measured surveys are available as a standalone service.
Why do I need a measured survey?
Every design and planning drawing is based on it. An accurate survey avoids surprises when building starts.
Do you measure the roof space too?
Yes, where the project involves the loft, we record the roof structure and heights.
