What the drawings cover
Our building regulations packs typically include detailed plans, sections and notes covering:
- Foundations, floor, wall and roof construction
- Thermal insulation and energy performance
- Structural elements, beams and lintels, coordinated with structural calculations
- Fire safety, escape routes and smoke detection
- Ventilation, extraction and condensation control
- Above and below ground drainage
- Stairs, guarding and safety glazing
- Sound insulation where required
Full plans or building notice
There are two main routes to building regulations approval. A full plans application means building control checks the drawings before work starts, giving certainty for you and your builder. A building notice allows work to begin sooner but without that upfront approval. For most extensions and all loft conversions we recommend the full plans route, and our drawings are prepared to that standard.
Why detail matters
Vague drawings lead to vague quotes. When the construction is clearly specified, every builder prices the same job, so you can compare quotes properly and avoid surprises on site. Detailed drawings also reduce the number of questions and variations during the build, which keeps the project moving.
Working with building control
We can submit to the local authority building control team or an approved inspector, respond to any conditions or queries and update the drawings if changes are needed during construction.
What's in a building regulations pack
Every project is different, but a typical pack for building control includes:
- Floor plans showing the new layout, walls and openings
- Sections through the building showing construction and heights
- Structural details, coordinated with the structural calculations
- Specification notes describing materials and workmanship
- Insulation, fire safety and drainage notes

What building regulations drawings cover
Building regulations drawings show how the work will be built safely and efficiently: structure, fire safety, insulation, ventilation and drainage, with the structural calculations coordinated. For lofts in particular, our guide to loft conversion building regulations explains what building control looks for. Garage conversions have their own points too, covered on our garage conversion plans page.
We work across Hampshire, roughly 40 miles around our Whiteley office, with occasional projects in London. See the areas we cover.
Frequently asked questions
Do I need building regulations if I do not need planning?
Yes, in most cases. Permitted development removes the need for planning permission but almost all extensions, loft conversions and structural alterations still need building regulations approval.
Do you provide structural calculations?
We coordinate structural design so that the calculations and the drawings match. See our structural drawings service for more detail.
Do I need building regulations drawings if I have planning permission?
Yes. Planning permission and building regulations approval are separate. Almost every extension, loft conversion or garage conversion needs building regulations approval.
Do you include structural calculations?
We coordinate the structural calculations so they match the building regulations drawings.
